Wika Realty didirikan berdasarkan Undang-Undang 17 dari 20 Januari 2000, di hadapan Imas Fatimah, SH., Notaris di Jakarta. Wika Realty adalah sebelumnya merupakan unit usaha PT Wijaya Karya (Persero) Tbk. Wika Realty berubah bentuk menjadi perusahaan publik (Perusahaan Terbuka) berdasarkan Modifikasi Anggaran Dasar UU No. 11 tanggal 7 Desember 2004, namun sesuai dengan kebijakan pemegang saham utama (Wika) pada penawaran umum, penawaran umum perdana saham Wika Realty ditunda. Pada tahun 2001, Wika Realty diversifikasi usaha. Sebelumnya fokus sebagai pengembang, perusahaan melakukan bisnis di tiga bidang: realty pembangunan, manajemen properti dan jasa konstruksi. Untuk mendukung bisnis properti khususnya pengelolaan gedung, PT Wijaya Karya menyerahkan aset tetap berbagai WIKA, seperti Office Towers dan Kawasan Industri, untuk dikelola oleh Wika Realty. Unit properti saat ini juga mengelola aset non-WIKA dan mulai mengelola Apartments. Unit jasa konstruksi didirikan untuk memenuhi peluang dalam bisnis ini. Sumber daya yang dibutuhkan tersedia, dan konstruksi difokuskan pada proyek-proyek realty-terkait seperti Mal, Pusat Perdagangan, Bangunan Kantor, dan Rumah Susun. Unit Realty sedang mengembangkan komplek perumahaan, dan juga telah memulai perumahaan vertikal atau gedung bertingkat tinggi.

SEKTOR DAN KEGIATAN USAHA

Wika Realty terdiri dari tiga unit usaha sebagai berikut:

1. Realty dan Unit Usaha Developer.
Unit bisnis ini beroperasi di sektor perumahan dan mencakup pengembangan tempat tinggal dalam bentuk perumahaan dan gedung-gedung tinggi. Hunian yang membawa nama merek 'Tamansari' dan dirancang untuk menjadi indah dan aman. Saat ini, ada 12 daerah yang masih dalam tahap pengembangan, 10 di antaranya komplek perumahan dan bangunan tinggi lainnya. Semua proyek gedung tinggi sedang dikembangkan melalui Skema Kerjasama Operasi dengan pemilik tanah, sementara pengembangan 4 lainnya menggunakan model kerja yang sama.

2. Manajemen Properti.
Ada 2 sub-unit dalam unit ini: Properti I mengelola Club House, dan Properti II berfokus pada bangunan dan tata letak. Properti I Saat ini sedang mengelola 7 club house dengan berbagai fasilitas seperti Driving Ranges, Kolam Renang, Tenis dan Lapangan Futsal dan penyewaan aula. Properti II mengelola 5 situs Bangunan Kantor, 1 Industrial Estate, 1 Komplek Rumah untuk karyawan kantor dan 2 Tower Apartemen.

3. Jasa Konstruksi.
Unit usaha ini telah bertanggung jawab untuk membangun banyak bangunan milik pemerintah dan swasta. Proyek pembangunan yang telah selesai antara lain: Bank Jabar, Depok dan Cabang Pelabuhan Ratu, Pertambangan dan Kantor Dinas Pariwisata di Sekayu, Rumah Sakit Madiun, Gedung Pusat Pelatihan KEMINFO, komplek perumahan Menara Cawang dan Apartemen Kota Centro di Grogol dan beberapa apartemen yang dimiliki oleh Kemenpera (Kementrian Perumahan rakyat) dan Cipta Karya. Bangunan apartemen yang dikembangkan oleh Realty & unit usaha Developer yang dibangun oleh unit jasa konstruksi meliputi Apartemen Tamansari Sudirman Executive Residence dan Apartemen Tamansari Semanggi di Jakarta.


Wika Realty – Best Partner in Property

Wika Realty was founded based on Act 17 of January 20th 2000, in presence of Imas Fatimah,SH., a notary in Jakarta. Wika Realty is previously a business unit of PT Wijaya Karya (Persero) Tbk.
Wika Realty changed form into a public company (Perusahaan Terbuka) based on Modifications of Articles of Association Act no. 11 of December 7th 2004, but in accordance to the policy of the main shareholder (Wika) on public offerings, the initial public offering of Wika Realty shares was postponed.
In 2001, Wika Realty diversified its business. Previously focusing as a developer, the company conducts its business in three areas: realty development, property management and construction services.
To support property businesses particularly building management, PT Wijaya Karya handed over various WIKA’s fixed assets, such as Office Towers and Industrial Estates, to be managed by Wika Realty. The property unit is currently also manages non-WIKA assets and is beginning to manage Apartments.
The construction services unit was founded to fulfill an opportunity in this business. The resources needed are available, and the construction is focused on realty-related projects such as Malls, Trade Centers, Office Buildings, and Flats. The Realty unit is developing landed housings, and also has started vertical housings or high-rise buildings.


BUSINESS SECTORS AND ACTIVITIES

 Wika Realty is comprised of the following three business units:

1. Realty and Developer Business Unit.
This business unit operates in the housing sector and covers the development of residences in the form of both landed houses as well as high rise buildings. These residences bear the brand name ‘Tamansari’ and are designed to be both chic and safe. Presently, 12 areas are in the development stage, 10 of which are landed housing complexes and the others high rise buildings. All the High Rise projects are being developed through Joint Operations Schemes with the owners of the land, while the development of 4 of the landed house areas is using the same working model.

2. Property Management.
There are 2 sub-units in this unit: Property I manages Club Houses, and Property II focuses on building and estate management. Property I currently manages 7 club houses with various facilities such as Driving Ranges, Swimming Pools, Tennis and Futsal Courts and space leasing. Property II manages 5 sites of Office Buildings, 1 Industrial Estate, 1 Institution/Company House and 2 Tower Apartments.

3. Construction Services.
This business unit has been responsible for constructing many buildings belonging to both the government and private sector. Building projects already completed include: Jabar Bank, Depok and Pelabuhan Ratu Branches, the Mining and Tourism Department Offices in Sekayu, Madiun Hospital, the KEMINFO Central Training Building, the Cawang Tower housing complex and the City Centro Apartments in Grogol and several apartment owned by Menpera (Ministry of Housing) and Cipta Karya. Apartment buildings developed by the Realty & Developer business unit that were built by the construction service unit include Tamansari Sudirman Executive Residence Apartments and Tamansari Semanggi Apartments in Jakarta.
